Fannie Mae, the government-sponsored enterprise (GSE) that backs many conventional mortgage loans, has released its April 2026 Housing Forecast. The forecast includes predictions for mortgage rates and home prices, which have historically been volatile due to issues such as tariffs and the Iran war. However, Fannie Mae's predictions were based on mortgage rates from February 27, the day before the U.S. and Israel attacked Iran, which led to interest rates increasing for five consecutive weeks. The company's April mortgage rate predictions were higher than its March ones, and the 30-year rate was at 6.3%. However, this is a reminder that homebuyers should take the forecast with a grain of salt.
