Another Uptown tower is flipping into apartments, hotel

Another prominent Uptown tower, 400 South Tryon, is set to undergo a major conversion to housing and hotel conversion after falling into foreclosure in 2024. The conversion could revitalize the city's business district, which has lost some of its vibrancy in the years since the pandemic. As landlords struggle to keep full, many companies are gravitating towards younger neighborhoods for the newest office construction and amenities. This shift may be seen as a key opportunity for investors to repurpose office towers for other uses, such as apartments and hotels. Spandrel Development Partners has filed construction permits to redevelop 400 S. Tryon into residential, hotel and retail space. The company plans to add two more floors of parking deck space atop the existing structure and redesign the plaza off Tryon and Martin Luther King Jr.
