The Colorado Association of Realtors (CAA) has reported a slowdown in real estate in the high country, specifically in Grand County and Grand Lake. The report suggests that buyers are accepting mid-6% mortgage rates as a new weather pattern, with many believing they can refinance later if rates improve. Winter Park’s luxury market remained strong, Fraser drew value hunters, and Granby kept attracting buyers with builder incentives. In Evergreen, Colorado, median single-family prices increased 3.1% to $726,000, even as days on market stretched to 35. In Routt County, homes selling in June averaged just 24 days on the market, down from 92 days a year earlier. However, in San Miguel County, dollar volume rose even as transaction counts fell.
