Recent data from Inmuebles24, one of Mexico’s largest online property marketplaces, reveals a snapshot of asking prices in Mexico City, Guadalajara and Monterrey. The data suggests that monthly rents for a 65-square-meter property average from 18,000 to 25,000 pesos, depending on the city. For a 100 m² property, these values range from 25 to 35,000 euros per m². However, the data also includes home prices expressed per square meter without the monthly rental dimension. The report presents “average” prices, which usually mean a mean average, which can be influenced by higher-end listings. However it also highlights that while these numbers can feel elevated compared to what many people experience in the market, they do not necessarily reflect the average price.
