AI Ruined a Home Listing, but a Strategy Switch Is Getting More Interest From Buyers

New York City real estate agent Louise Phillips Forbes, who has nearly $6 billion in sales, found that AI can't compete with good, old-fashioned staging. She found this out when she virtually staged two properties, which initially failed to sell, she switched to physical staging to showcase the home's craftsmanship and positioning. Once physically staged, Forbes saw a significant increase in interest and subsequent showings. She believes that while virtual staging can inspire interest, it can also help buyers clearly picture how they would live in the space. Despite some financial limitations, Forbes remains a big proponent of staging, stating that it can significantly improve buyer perception and help sellers achieve stronger results.
