The Maryland housing market is showing signs of a shift towards buyers, with pending home sales decreasing by 2.4 percent year over year and more sellers cutting prices. This comes as mortgage rates rise and homes are taking longer to sell, with the typical property selling within 51 days of being put under contract. However, the median sale price has risen by about 2 percent annually to approximately $393,000. In the Baltimore metropolitan area, sellers slashed prices on just over 31 percent of homes, an average price cut of about 7.3 percent. The most common price reductions are seen in Sun Belt markets and Northeast.
