The Fresno County Economic Development Corp.’s 2026 Real Estate Forecast has highlighted trends in housing affordability, limited developable land availability, and high mortgage rates. The panel discussed these topics at the Fresno County EDC's annual meeting. For builders, land supply remains a major challenge, with developers Corine Demetreos, vice president of forward planning and land development for D.R. Horton, stating that it takes 18 to 36 months to move raw land through the entitlement process and other factors contribute to this issue. The median price of a new home in the Fresno metro is $598,537, and an estimated 82.78% of households are unable to afford this price point. Despite these challenges, local industry leaders believe Fresno remains one of California's last affordable markets.
