The $725 million Terrasse project in Fort Lauderdale could see three new residential towers with 765 apartments built under Florida's Live Local Act. The two 36-story condo towers would stand 400 feet high and a third, entirely devoted to workforce housing, in line with the Live Local initiative to address Florida's affordable housing crisis. Despite opposition from residents, developers do not need approval from city commissions or planning boards as projects are approved administratively by city staff. The height of the project is part of the framework the Florida Legislature built into the Live local Act to encourage workforce housing and make it economically viable. The project is not the first to seek approval to build near Fort Lauderdale’s heavily traveled 17th Street under the LiveLocal Act.
